Limestone Capital Partners LLC is a privately held real estate investment firm headquartered at 401 N. Michigan Avenue, Suite 1200, Chicago, Illinois. The firm acquires and operates multifamily residential properties in Chicago, with a focus on the vintage masonry buildings that have housed the city's residents for a century.
We are vertically integrated: acquisitions, asset management, and day-to-day property operations sit under common ownership. The people underwriting a building are the same people accountable for how it performs — for residents and for our partners — over the long term.
Our name reflects our approach. Limestone is Chicago's building stone: unglamorous, load-bearing, and made to last. We aim to invest the same way.

These buildings are homes. Safe, well-maintained housing and responsive management are both the right thing to do and the foundation of durable returns.
Investment Strategy
We continuously screen on-market and off-market opportunities across our target ZIP codes using a proprietary deal-screening model, broker relationships, and direct outreach.
Every candidate is underwritten from the ground up: rent rolls, tax history, utility and operating costs, permits and violations, and a physical walkthrough. We model conservative assumptions and stress-test them.
After closing we execute a defined capital plan — building systems, common areas, and unit interiors — phased to respect residents in place and preserve architectural character.
Our affiliated management operation handles leasing, maintenance, and resident relations directly. Long-hold ownership is our default posture; we sell when it serves our partners, not because a calendar says so.

Market Perspective
Chicago's pre-war multifamily stock was built with materials and floor plans that remain competitive today: masonry walls, generous room dimensions, light on multiple exposures, and locations chosen when walking distance to transit was non-negotiable. These buildings sit on the blocks people still want to live on.
Supply is effectively fixed. Very little new construction competes at this size and price point, and replacement cost sits well above typical acquisition prices for vintage stock. For a long-term owner willing to invest in systems and interiors, that combination is the quiet appeal of the asset class.
Our Craft
When we underwrite a value-add project, the plan is specific before we close: which systems need replacement, which units turn and when, what renovated interiors cost, and how work is phased around residents in place. The improvement thesis has to survive contact with a contractor's bid, not just a model.
Just as important is operational value-add: professional leasing, preventative maintenance, accurate expense management, and responsive communication. Much of what makes a building perform better is simply running it well.
Method
Our screening begins with data — ZIP-code level supply, rent, tax, and transaction history across the two-year window of on- and off-market activity we track. But data only nominates candidates. The decision is made on the ground: the condition of neighboring buildings, the retail corridor, the walk to the train, the way a block feels at 8 a.m. and 8 p.m.
We buy where we would be comfortable owning for a decade. That standard filters out most of what we see, and it is meant to.

Because we are vertically integrated, people here see the whole life of an investment — from the first screening spreadsheet to the renovated unit a resident moves into. Roles are broad by design, and responsibility comes early.
